South San Francisco fills the Colma Creek valley between San Bruno Mountain and the airport. Highway 101 splits it in two: downtown and the hillside neighborhoods to the west, industrial buildings, office parks and biotech campuses to the east. The concrete letters on Sign Hill still read The Industrial City.

Wind is the constant in South San Francisco. Marine air pours through the San Bruno Gap, the pass between San Bruno Mountain and the Santa Cruz Mountains, on its way to the bay. Summer is the windiest season. That moving air picks up dust from the freeway and from construction sites and drops it on glass.
Dan Mount Cleaning Services, a locally owned San Francisco company with 40 years of experience, provides window cleaning in South San Francisco for homes, townhomes, storefronts and commercial buildings up to four stories. We are fully insured and safety certified for mid-rise buildings, and a written quote comes first.
The San Bruno Gap lets ocean air run from the northwest toward the bay, and places in its path see much stronger wind than the rest of the bayside. Dust hits the windward face of a building hardest. Westborough, up the western slopes near Interstate 280, meets that wind first.
Grand Avenue from Airport Boulevard up to Maple, plus a block of Linden Avenue, is lined with one, two and three-story commercial buildings from the late 1800s through the mid 1900s, several with apartments above the shops. Older storefront glass and upstairs sashes need a careful hand, and sidewalk-level panes take whatever traffic kicks up.
The east side mixes industrial complexes with modern office parks and lab campuses. Recent lab projects there have been approved at ten stories, well beyond our range. Our part of that district is the low-rise stock: offices and small commercial buildings of one to four stories on streets like East Grand Avenue and Gateway Boulevard.
After World War II, the slopes west of El Camino Real filled in with subdivisions such as Buri Buri, Winston Manor and Westborough. Westborough adds condos and townhouses built from the mid 1960s into the 1980s, many with homeowner associations. On a slope, the downhill side of a house can stand a full story taller.
Storefronts on Grand Avenue and low-rise offices east of the freeway fall under our commercial window cleaning, booked once or on a set schedule. Townhome associations and apartment owners can arrange condo, apartment and mid-rise window cleaning for a full complex. Glass above the first floor is cleaned from the ground with a water-fed pole and deionized water, which dries without mineral spots.
For houses, a residential window cleaning visit includes inside and outside glass plus screens, tracks and sills. Traffic film settles on roofs as well, so solar panel cleaning and skylight cleaning are worth adding near the freeway. Power washing, gutter cleaning and post-construction cleanup are available too, all with eco-friendly products.

Downtown South San Francisco has metered street parking, plus city surface lots and the Miller Avenue Parking Garage. Storefront work goes easiest early in the day, before the curb fills up. East of 101, office parks and campuses often require vendor sign-in or a property manager's approval, so give us that contact when you call.
Summer afternoons and evenings are the breeziest hours, and early mornings are frequently calm. Morning appointments are the better choice for exterior glass, since strong gusts push rinse water and fresh dust back onto wet panes. Tell us which side of your building faces northwest. That face usually needs the most time.
Glass close to Highway 101, the Caltrain line or the airport end of town gets dirty fastest. For a South San Francisco window cleaning quote, call (415) 975-1522, Monday to Saturday from 7 AM to 5 PM, or ask about a Sunday appointment. Quotes are written, for one cleaning or recurring service.
We clean the ones that are four stories or less. That includes low-rise offices and small commercial buildings in the office parks near Oyster Point and East Grand Avenue. Taller towers are outside our scope. Give us the story count when you call and we will tell you plainly.
Prevailing wind in South San Francisco comes from the northwest through the San Bruno Gap. It drives dust and road grit against the faces that look into it and leaves the downwind sides cleaner. On some buildings it makes sense to clean the windward side more often than the rest.
Our day starts at 7 AM, Monday to Saturday, so early storefront appointments fit most downtown businesses. Several Grand Avenue buildings have apartments upstairs. Those upper windows can be cleaned from the sidewalk with a water-fed pole during the same visit.
Associations are welcome. Westborough has attached homes with association fees, and a complex like that is quoted as one project. We need a board or management contact, a site map if you have one, and the number of stories on the downhill side.
