Before we touch a window, we look at the layout, access points, and anything unusual, like security grilles, painted sills, or damaged seals, so there are no surprises during the job. For multi-unit buildings, we also note which units require interior access and coordinate that with the building manager in advance.
We lay drop cloths or absorbent mats where needed. Water runoff is managed carefully, especially in buildings with shared lobbies or interior courtyards. We do not leave puddles or water trails in common areas.
We use water-fed pole systems with deionized water on exterior surfaces. This removes mineral deposits, salt film from coastal fog, and general grime without leaving residue behind. Deionized water dries clear because the minerals that cause spots have been filtered out before the water reaches the glass.
Interior surfaces get professional-grade squeegee work for a completely clear finish. Frames and sills are wiped as we go. We work carefully around furniture and personal belongings in occupied units.
We check every pane before we leave. If something looks off, we go back to it. We do not pack up until the glass looks the way it should.

We work with you and the property manager to coordinate access. For exterior-only work, tenant cooperation is usually not needed. For interior cleaning, we typically schedule unit by unit or work with a coordinator to arrange access in advance.
We use water-fed pole systems and ladders to safely reach windows on buildings up to 4 stories. If your building is taller than that, we can assess it, but our standard scope covers 4 stories and under.
